Is the Lumber Pricing Roller Coaster Over?

by | Apr 26, 2023

These last few years have been a roller-coaster ride; material prices were changing more rapidly than the construction industry could keep up with. The most significant difference between this roller-coaster and my recent experience is I know the roller-coaster will end after it comes full circle.

What I mean by this is…

Questions I often get asked, either by clients or friends, are about the building & lumber prices as of lately. While answering this question has had many answers over the last couple years, we can finally step off the crazy lumber-pricing roller-coaster!

Star Building Materials has been a valued partner of Pine Creek Homes for years now. They are great at always sending us up-to-date material pricing at the beginning of each month. Imagine my surprise when I reviewed April’s monthly pricing to find… most lumber pricing is back down to February 2020 prices!! OSB 2×4 & 2×6, just to name a couple…

However, there are some ups and downs you should be aware of in these lumber costs. Regardless, it is a very good sign for our industry and great news if you’re ready to start building.

There are still some aspects of the construction world where price increases have yet to stabilize, but seeing this is a good start. Keep in mind lumber was the first to rise, then peak. So subsequently, it makes sense that it would be the first to come back to pre-pandemic levels.
